More Homes for All
Mayfair West will deliver 2,990 new homes, creating one of Vancouver’s most inclusive and complete neighbourhoods. The revised plan introduces 1,240 purpose-built rental homes, including approximately 160 below-market units, alongside dedicated land for social housing. By offering a balanced mix of market condominiums, rental, and social housing, Mayfair West supports the City’s housing goals while reflecting Grosvenor’s commitment to inclusive, long-term community building.
Parks and Public realm
At the heart of Mayfair West will be a two-acre public park, surrounded by more than seven acres of open space and a network of walking and cycling paths. A new childcare centre will sit beside family-oriented homes, while a welcoming plaza at 41st Avenue will mark the gateway to the neighbourhood—creating an inviting gathering place for residents and neighbours alike.
Connected and Convenient
Located at Oak Street and 41st Avenue, Mayfair West offers seamless access to public transit, walking, and cycling routes. Just steps from the Canada Line at the Oakridge–41st Avenue Station and Oakridge Park, the community is exceptionally well connected to transit, shopping, and daily amenities. Enhanced sidewalks, pathways, and bike facilities make it easy to get around sustainably. In partnership with TransLink, Grosvenor will fund and deliver a new rectifier building to power Vancouver’s electric trolley bus network—supporting the city’s Transportation 2040 goals and a cleaner, more connected future.
Retail & Local Conveniences
Cafés, shops, and neighbourhood-serving retail will frame the streets and park edges, offering everyday conveniences just steps from home. Thoughtfully integrated at street level, these spaces will enliven the public realm and help shape a vibrant, walkable community. Designed to support daily life, the retail will prioritize local services, casual dining, and small businesses that foster connection and bring activity to the neighbourhood throughout the day.
Sustainable by Design
Every building at Mayfair West will feature high-performance, fully electrified systems in line with Grosvenor’s Net Zero Carbon Commitment by 2030. The plan integrates rain gardens, native plantings, and pollinator corridors to strengthen biodiversity and manage stormwater naturally. Designed for resilience, Mayfair West supports a low-carbon future and a healthier urban environment.
Inclusive by Nature
Mayfair West is designed to be welcoming to everyone. Universal design principles ensure accessibility for people of all ages and abilities, while public art, gathering spaces, and community areas foster connection and belonging. Guided by Grosvenor’s long-term commitment, this is a neighbourhood where inclusivity, design, and everyday life come together.
